The Home Building Process

Custom building a home can be a very rewarding experience if you follow the proper steps and have the right builder.  Here are a few guidelines to make sure things go smoothly.  As always, Pete Vanden Berg will assist you every step of the way.

1. Set a budget

If you are financing a new home you will want to sit down with a lender who is experienced with construction loans which are different than end loans. Construction loans often require higher down payments and are processed by the bank during construction to protect your assets while the home is being built. You will need an end budget to help you determine the type of house you build and the land you build on and you should obtain a pre-approval letter before meeting with a builder.

2. Chose a building site

Finding land is a very important part of the process. Subdivision lots can have restrictions, sewer and water tap-in fees, and property setbacks that can alter your design and budget. Country/rural lots often need soil testing for on-site sewer systems that range in price from $5000-$25,000. As your builder, Pete will check out the depths of other water wells in the area, costs for hooking up to power, estimate driveway costs and inspect conditions for water run-off management.

3. Choose your design

Before buying or designing plans let us help you with ideas for your design while keeping your budget in mind. There are many factors that dictate cost in a new home and guessing at the price based on square footage is risky. Pete will assess your ideas and offer input to maximize your design and budget.

4. Process a building contract

Once your home plans are done and your build site is selected, Pete will provide you with a building contract that spells out all the details, options and a guaranteed price. You will need this for your lender and having things documented will minimize confusion and cost over-runs during construction. You also will want a clear understanding of the warranty and what is covered for your new home.
